Where can I find the official CCRs?

The official Covenants, Conditions, and Restrictions (CCRs) for Hidden Pointe will be uploaded directly to the Community Guidelines page for your convenience. It can also be found under the Documents tab.

We are currently in the process of updating our CCRs. The proposed CCRs can be found under the Community Guidelines page and the current CCRs that are in place can be found under the Documents tab.

How much are the HOA dues?

Dues are $100 a year. They will be sent out at the end of January and are due by March 1 each year.

HOA dues help pay for the maintenance and up-keep of the common areas. Common areas include the front enternaces, grass along R.D. Mize and retention ponds.

We encourage you to join our facebook group as well as attend our yearly HOA meetings in the fall.

Are there specific rules for property modifications?

No permanent in-ground or above-ground structure, including but not limited to swimming pools, storage sheds, playground equipment, gazebos, or similar improvements, shall be installed, constructed, or placed on any lot without prior written approval from the Homeowners Association (HOA). - Section 2.1.

We ask that if you are painting your house, that it be an Earth tone and not a noxious color.

What are the rules regarding pets in Hidden Pointe?

We follow city code:

  • It shall be unlawful for any person to own, keep or harbor more than four (4) adult animals over the age of six (6) months in a zoned residential neighborhood. Backyard hens as permitted by Section 215.127 do not count towards the number of animals contained within this Section. All dogs when outside of the housing unit, without the owners shall be kept in a fenced in yard, except when being walked. All dogs being walked by their owners shall be on a leash at all times within the subdivision. Dog owners must pick up after their dog. 

How are common areas maintained and used?

The front enternaces, grass along R.D. Mize and retention ponds are the common areas. The HOA is charged with lawn care maintences of these areas as well as general up-keep. 

 

Section 2.4 - Easements for the installation and maintenance of landscape plantings, visual screening, berms and the like are and will be dedicated, created, granted and reserved by the HOA as more particularly set forth on the recorded plat(s) of the Property (therein and herein referred to as "Landscape Easements" or "L.E." dedicated across the rear portion of each lot abutting R.D. Mize Road. Any landscaping now or thereafter installed within any such L.E. shall be maintained, replaced, and cared for as Common Area facilities.
